In idyllic locations on The Landings and Spring Lake, our lake lodges all offer a private deck right on the lake edge with barbecue. Many are pet friendly too, so there’s no need to leave your four-legged friend at home. Free WiFi access, linen, towels and utilities are included together with a thoughtful welcome pack for that much-deserved cup of tea upon your arrival.

Mini guests are well looked after with a lovely selection of toys, books and U rated DVDs, as well as useful baby and toddler gear on request from socket covers to stairgates.

A wonderful destination for family holidays and short breaks, our Cotswold Water Park holiday cottages provide the perfect boltholes for outdoor enthusiasts. A paradise for nature lovers and the adventurous alike, the crystal clear lakes and stunning natural surroundings are home to an incredible diversity of wildlife and the recreational activities available tick every box. The Landings

We have three gorgeous properties on The Landings, an award-winning gated development. Situated in landscaped grounds overlooking a stunning 114 acre sailing and fishing lake, enjoy a whole host of on-site free extras including two tennis courts. 24 hour security makes The Landings a superb and safe location for families too. You also have full access to many walking and cycle paths, with bike storage for the keen cyclist and bike hire available.

Stay at... Scout on the Water
Why we love it: Scout on the Water is perfect for an adventurous family holiday or special celebration, with water sports, walking and cycling on tap. Enjoy stunning lake views from the secure private decking with gas barbecue and private jetty. Or kick back in the private hot tub and stare at the ever-changing sky and water!

Why guests love it: “One of my favourite places to come back to. It's an incredible location right on the lake with decking including barbecue and hot tub looking out onto the water. Bedrooms are spacious and fully en suite with great views over the lake. The hosts are warm, accommodating and responsive. The fresh eggs, baguette and butter was a lovely touch - would definitely stay again!!!”

Stay at... The Moorings
Why we love it: Bright, light and airy, The Moorings is a fantastic family-friendly holiday home with waterside views and the all-important private hot tub for lazy days. It is perfect for those who appreciate a spot of angling and watersports but also anyone who wants to take some time out of their busy lives to experience the peace and beauty of the great outdoors.

Why guests love it: "The house and views were stunning. Family loved the jacuzzi. I loved the fishing from the pontoon. Plus caught a 15 lb pike. Loads of decent walks nearby. I highly recommend renting the Indian canoe to explore the lake."

Stay at... Dock Holiday
Why we love it: At Dock Holiday, there’s plenty to enjoy all that the outside space has to offer. Barbecues on the deck, fishing on the lake, plus all manner of free facilities including tennis courts. Or you might just want to gaze at the lapping water and drink in lakeside life. Dock Holiday is our newest addition, with the same owner as our other Landings properties - it's layout is the same as The Moorings above and is available to book from July 2023.

Spring Lake

Our Spring Lake Lodges have prime position in the Cotswold Water Park with a children's play area, water sport centre, gym and lakeside brasserie serving good food and providing occasional evening entertainment. What’s more, our lodges are all within 200 yards of each other, so can be booked together for larger groups.

Stay at... Mallard Lodge
Why we love it: With a deck extending down to the water’s edge, and sweeping views of the crystal clear waters, pet-friendly Mallard Lodge is the perfect waterside bolthole. Families can enjoy all the onsite water sports and activities as well as great eateries.
In a nutshell: Sleeps 4+2. Pet friendly. Minimum 2 nights, except Summer High Season which is a minimum 7 nights.
Why guests love it: "6 people / 2 dogs - we had a great stay chilling over New Year’s Eve. The house has all you need to short stay and locations is very peaceful and calming, must be even better in warm weather. Thank you!"

Stay at... Swan Lake Lodge
Why we love it: For anyone keen on water sports, or just kicking back by the water, Swan Lake Lodge makes an ideal base for families or friends looking for a break away in the Cotswolds. Pet-friendly Swan Lake Lodge is also a great location for walkers, cyclists and bird watchers.

Stay at... Twitchers Lodge
Why we love it: Superb open-plan living on the lakeshore. Great for family holidays, for mastering all sorts of water sports and other activities, as well as great eateries, walking, history and culture to discover nearby. Aptly named, birdwatchers will be in their element!

Stay at... Caterina Lake Lodge
Why we love it: Caterina Lake Lodge is perfect for an action-packed break. Guests at this pooch-friendly New England-style lodge can enjoy all the onsite water sports, plus fabulous walking, cycling and wildlife watching. Lap up the waterside deck with barbecue or take a short stroll to the family-friendly Lakeside Brassserie.

Stay at... Lapwing Lake Lodge
Why we love it: Nothing says holidays like a hot tub. After dinner’s done, fire up the bubbles and watch the panoramic view of the sun setting over the lake from your private secure deck. Perched on the water’s edge, Lapwing Lake Lodge is a chic New England-style retreat with plenty of room for six plus pooch.
